First and foremost an investor is usually all about finding an agent to manage his / her property who comes either highly recommended or who is a reputable, professional agent. Why? Because you are putting your faith in someone to care for your asset valued at hundreds of thousands of dollars. It is not a process to be taken lightly where the main focus is cost... when I fly around the country, I look for the cheapest fair, when I look to put new tyres on my car I look for the best deal, when I want to get my hair and nails done, I want great service but I have to admit, I want to know how much first.

 

My mission is always to keep it as simple as possible and to disclose all pricing up front.  

 

So here it is, in black and white... let's talk fees.


RESIDENTIAL PROPERTY MANAGEMENT FEES


Rental collection commission & management fee:

1 Property = 7.5% + GST


Rental collection commission & management fee:

2 Properties = 7% + GST


Rental collection commission & management fee:

3 Properties = 6.5% + GST 


Letting fee upon securement of a new tenant equivalent to 100% of the first weeks rent + GST - However any property valued at over $1000.00 is charged at 75% of the first weeks rent NOT 100%.


COMMERCIAL PROPERTY MANAGEMENT FEES


Rental collection commission & management fee – 5% + GST
 

Leasing commission – 10% annual rental value + GST


OPTIONAL EXTRAS…     


Professional photography at rate to be negotiated with photographer or alternatively 


NO OTHER FEES APPLY 

No Marketing Fees
No Postage Fees
No Monthly Statement Fees
No Financial Statement Fees
No Lease Renewal Fees
No Court Appearance Fees
No Maintenance Reporting Fees
No Routine Inspection Fees
No Advertising Fees ( Unless special advertising is required priced at cost)  

It is a Property Manager's role to obtain the highest possible rent for your investment and therefore the above fee structure is quite sufficient and all that is charged.
